What are floorplan services?

Floorplan services are just what they sound like: Based on what you want, an appraiser will measure your home's dimensions and square footage, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a document that can be used to prove the precise Gross Living Area (GLA), the total livable area, of your home. These services are helpful and often necessary when challenging property taxes or selling a property.

How do measurement services work?

During a measurement service, an appraiser measures your home or property with a measuring tool — either a tape or laser measuring device. As they walk the home, they make note of the layout of the rooms and other features, like stairs, entryways, and pantries. They may sketch the property. Then, the appraiser writes up a report and detailed sketch showing the total living area of the home and the general layout. The finished product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When are measurement services needed?

Disputing real estate taxes

Tax records often reflect incorrect square footage because the values can come from several sources, and occasionally go unverified — meaning you may be taxed for more space than you own! Unless a certified appraiser has performed a recent appraisal or measurement service on your property (after any renovation that may have affected square footage), you'll need an appraiser to perform a home measurement service before disputing your taxes. An appraiser determines the accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop paying more than your house is worth.

Marketing a home or property

A home measurement service can secure a fair price for your house. Living space is one of the biggest factors potential buyers consider when purchasing a home — but since these values are often approximated rather than accurately measured, your listing might show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only reduces the potential selling price of your home, but possibly even the number of interested buyers. The only dependable method of using an accurate GLA when listing your property is to refer to a previous appraisal or home measurement service carried out by an appraiser (after any remodeling that may have affected square footage).

Information for real estate professionals

To make certain that your client's home sells at a price that appropriately reflects true market value, we advise requesting a floorplan service for the property. Clients, and especially potential buyers, will appreciate your scrupulousness, and you can be assured that the GLA on your client's listing is truly representative of their home. A floorplan can also be a great marketing tool for getting potential buyers interested because they can view the layout and attributes of the house before and after a walkthrough.
